This 36-story high-rise for developer Schnitzer West brings a new model for commercial design to downtown Seattle and affirms the prestige of the central business district. Tenants enter through a glass rotunda, which anchors an urban environment framed by the historic U.S. Federal Courthouse, a public green, and the Seattle Public Library.
A dramatic curved stair ascends into the rotunda itself, a grand, volumetric business commons that opens into three floors of shared amenities that provide all tenants with the resources of an international headquarters: a flexible conference center that can be configured for over 100 guests with state-of-the-art A/V equipment, reception and event space, lounges, a cafeteria and a fitness center. Anchored by a three-story green wall and fireplaces, these spaces buzz with activity year-round and offer a place to meet with associates in a casual, welcoming, business-friendly environment.
The office floor-plates are organized for space planning efficiency and optimization while featuring panoramic western views over Puget Sound and the Olympic Mountains, through the gently curved 5th Avenue façade.
